How do you end a marriage after 10 years?

I am truly unhappy in my marriage. There is nothing left. No friendship, nothing. We don't talk, we don't sleep in the same room. We have no kids. We just have memories of what we used to have and the hopes that it will change. We have tried and tried, but it never changes. I just hate the idea of the transition of him leaving. I owned the house before we got married, so it's mine. Everything in it, I bought. We have kept everything separate in out finances, always. So now he walks away with nothing. I also feel bad for him for that reason. I am 33 now and really just want to meet someone who I can spend my life with. How do you finally make it over for good?
